For those unfamiliar, what exactly is bioresonance technology and how does it support the body?

You have handled boutique hotels, capsule hotels, and F&B units in areas like Bras Basah, Jalan Besar and Little India. What unique challenges and opportunities do these deals present?
Negotiations are usually the trickiest part, mainly due to the layout, structure, and pricing expectations of clients. For instance, many tenants seek below-market rental rates, while landlords often push for premiums.
There is often back-and-forth on the interior design and multi-functional requirements of boutique hotels. Additionally, for projects starting from scratch, we had to apply for change-of-use approvals from URA, which isn’t guaranteed, as not all shophouses are eligible for hotel conversion.
It’s a complex process involving buyer, seller, and tenant alignment.

Are there any interesting trends you’re seeing in commercial shophouse demand today?
Yes, co-living spaces and boutique hotels are emerging rapidly, especially in the CBD and areas like Little India. With the rise in tourism, many property owners are adapting to boost rental yields.
Co-living arrangements that combine residential units with restaurants or office spaces are becoming more common, offering significantly higher returns compared to traditional residential or office-only units.
What is your personal approach when meeting a new client—whether it’s for wellness or real estate?
I always prioritise the client’s best interests. While wealth is important, health is even more critical. Without good health, one cannot enjoy wealth.
So I tailor my advice based on what will benefit them most at that point in time, sometimes it’s securing a great property deal, and sometimes it’s encouraging them to prioritise their well-being.
What daily habits or mindset practices keep you grounded and focused?
At the end of each day, I reflect on what I have done such as what went well, and what could be improved.
This daily assessment helps me stay focused on my long-term goals and maintain clarity on how each day contributes to my career growth and personal development.
What’s your vision for Singapore in the next five years?
I hope Singapore will evolve into a recognised hub for health and wellness, not just for locals, but also as a destination for international visitors. We have the infrastructure, safety, and expertise to become a leader in this space.
If you could have a superpower for one day, what would it be and why?
If I had a superpower, it would be the ability to function without sleep. With more hours in the day, I would be able to accomplish even more and deliver greater value in both my wellness work and property deals.
