What inspired you to make the career switch from banking to the real estate industry, particularly in the commercial and industrial sector?

I spent 18 years in banking, mostly as a Commercial Banker supporting Small and Medium Enterprises (SMEs). During that time, I worked closely with business owners, helping them secure financing for their commercial and industrial properties.

Through these interactions, I developed a deep appreciation for real estate’s critical role in business growth. What started as a professional interest soon became a passion, and I knew I wanted to be directly involved in helping businesses find the right spaces to thrive in.

How has your banking background contributed to your success in the real estate industry?

My banking experience instilled in me the importance of trust, integrity, and long-term relationships. Understanding financial structures, cash flow considerations, and loan processes allows me to provide clients with insights beyond just finding a property.

I help them navigate financing and ensure their investments align with their business goals. That added layer of expertise has been invaluable in my real estate journey.

What are some key trends you’ve observed in Singapore’s commercial and industrial property market recently?

Resilience despite demand fluctuations: While demand has seen some slowdowns, Singapore’s commercial property market remains stable, driven by strong fundamentals.

Growth of AI and digital infrastructure: The surge in artificial intelligence and cloud computing has led to increased investments in data centres.

Government-led infrastructure investments: Major projects like Changi Airport’s Terminal 5, Tuas Port, and the Johor Bahru-Singapore Rapid Transit System (RTS) Link are creating opportunities for businesses in surrounding areas.

Could you share a success story where you helped a client significantly add value to their investment?

One of my most rewarding experiences was assisting an international school in securing a campus in the Central Business District (CBD). They had been searching for nearly two years without success due to their unique requirements.

Understanding their needs, I identified the right location, facilitated negotiations, and ensured a smooth leasing process.

The CEO was so pleased with the outcome that she wrote a glowing testimonial, highlighting how my expertise and commitment made the difference. Moments like these remind me why I love what I do.

Commercial real estate is a specialised field based on trade requirements, whereas the residential market may be more straightforward. However, businesses always need space, and Singapore’s position as a global hub ensures consistent demand.

Additionally, as commercial and industrial properties are not subjected to Additional Buyer’s Stamp Duty (ABSD), more investors are exploring them as portfolio diversification options. By staying ahead of market trends and understanding client needs, I help them navigate challenges and find the best opportunities.

As an award-winning realtor, what strategies do you use to build long-term relationships with clients?

People buy into people. Before any deal happens, trust must be established. My approach is simple: be sincere, listen actively, and always act in my clients’ best interests. I aim to be more than just an agent—I strive to be a trusted advisor who supports my clients throughout their business journey.

Where do you see yourself, and what’s your vision for Singapore in the next five years?

I want to continue adding value to businesses by helping them find the right spaces to grow. Singapore’s land supply may be limited, but our government has done an exceptional job of managing urban development.
